We are pleased to present this very good condition Cave house, with a garage that doubles as a summer kitchen, and a good sized private garden area.
Just a couple of minutes walk from the small Hamlet of El Canton, the property has its own small driveway, leading to the garden at the front of the house.
The cave house has been completely rebuilt around 10 years ago. Steel beams were fitted both horizontal and vertical, which has enabled the owners to build up another floor. The upper floor has been really well built, with huge wooden beams supporting the new roof.
The front door of the property is the first highlight, a huge thick wooden door with large black rivets, and Church style key set the tone for this authentic Spanish property. The entrance hall has the stairs to the first floor, and a small storage cupboard underneath. The stairs have a nice wooden railing up to the next floor. From here we have the bathroom, nicely tiled and with a walk in shower.
Underneath the wooden beam we move into the living area, and we have a small bedroom at the rear end of the house, and to the left we have the kitchen area. This has a sink on the left side, and large barbecue style cooking area, and a separate bread & pizza oven. There is also a storage room off the kitchen.
Moving upstairs, this is currently set up as one large room, but has the space to be distributed into 3 bedrooms, the area here is around 45m2. There is a traditional wooden banister across the stairs, and with the wooden beams and posts on the roof this area only needs a little work to become a lovely bedroom area.
At the front of the house, there is a patio area between the house and garage , this is a 30m2 garage, with large sliding door. The garage is split into two rooms, the first larger part is used as a summer kitchen, with a large barbecue and small kitchen with some units and a sink. There is room here for a dining table and chairs. Next to this is a small room, currently used for storage.
Outside the garage we have a typical Spanish well, there is water available all year and they had a pump for the water, but this does need replacing.
From here we have a nice garden area, currently overgrown but a little work will make this a nice place to sit all year round and enjoy the sunshine. The total area of the garden is around 500m2.
There is no electricity currently at the house, but the connection is here and will be possible. As the house has never had electricity, it has always been lit by candlelight and there are no existing cables or light sockets etc. This will need to be fully installed through the property, unless you like living by candlelight!
The hamlet of El Canton is very small, there is a popular café and bar with great reviews, and is perfect for lunch or evening meals. There is also a small bread shop which keeps some essentials. The nearest main supermarket is 6 minutes drive, in Alguena, where there is a Diaprix and Unide Supermarkets and a large selection of cafes and restaurants, Butchers, health centre, pharmacy and builders yard.
The popular Town of Hondón de los Frailes is 7 minutes drive the opposite direction, here you have a selection of cafes and restaurants run by expats, and there is also the popular Arkwrights British supermarket here.
The property is just across the border from Alicante into Murcia, where the purchase Tax is 8%, which is 2% lower than in Alicante. The Airport and Beaches of Alicante are around 50 minutes from the property.
